Welcome to the Terwillegar Towne Homeowners Association!

The TTHOA is a private, not-for-profit, association operated for the long-term benefit of its member homeowners. We are self managed, and governed by a volunteer Board of Directors, elected by fellow homeowners at the Annual General Meeting.

Membership is automatic and mandatory for owners of all properties within the areas designated "Terwillegar Towne Lands" (see Community Map). The purchase of your home becomes a contract with the TTHOA whereby you agree to obey all its rules and pay an annual fee. The TTHOA owns various lands and amenities, maintenance of which is paid for through membership fees. Restrictive covenants and Encumbrances are registered on all lot titles within these boundaries, and are legally defined to "run with the land". If an owner sells the encumbered land/ home, he ceases to be a member of the association and the new owner becomes a member. With all homeowners following the rules and regulations, there will never be a nuisance neighbor, and property values, based partly on neighborhood condition, will remain stable.

Greetings Terwillegar Towne Homeowners,

As we transition into warmer weather & your outdoor project list grows, we would like to remind you to please submit your exterior renovation requests to the TTHOA here: https://terwillegartowne.org/application-for-exterior-home-renovations. Please confirm that you are following the TTHOA Architectural Guidelines. The easiest to cross off your list of to do’s is to ensure that your fence is painted white. On a side note, the TTHOA does not have any specific requirements for landscaping, but you must abide by the City of Edmonton Bylaws.

With spring clean up in mind, we have compiled a list of top items that are simple to do & will instantly add great curb appeal to your property. A fresh coat of paint on your railings, porch, stairs & fence is an instant way to refresh & update your home. TTowne is known for its distinctive doors as well – a pop of colour on your door adds character. Cleaning up your yard & tidying any landscaping related items is a great way enhance your property.

Thank you for the great feedback regarding our wonderful planters! We would like to take this opportunity to kindly ask that you please refrain from removing items from our winter planter arrangements. We do store each winter insert & reuse them for the upcoming season as we transition to summer flower displays.

While you're out & about enjoying the beautiful weather, a friendly reminder to be responsible pet owners – please pick up after your pets!

Finally, we would like to bring your attention to a tree fungus that could result in trees having to be removed. Black Knot has been identified within Terwillegar Towne infecting many of the cherry trees. The most distinguishing symptom of Black Knot is the characteristic black, tar-like swellings that develop on branches of the infected plant. Pruning is only advised in the late fall, winter or early spring. Infected branches must be destroyed to prevent further contamination. Diseased knots can produce and release spores for up to 4 months after removal. More information can be found here: https://www.alberta.ca/black-knot.aspx

If you have any questions about specifics of the TTHOA, you can visit www.terwillegartowne.org, email alisa@terwillegartowne.org or call 780.690.6464.

Happy spring - be safe, & kind to your neighbours!

Sincerely,

The TTHOA Board of Directors

RESIDENTS TO DECIDE FUTURE OF TTRA                                                                     August 2010

Voter turnout may determine major changes for property owners

The Terwillegar Towne Residents Association Annual General Meeting is just around the corner!  All residents are urged to attend this pivotal meeting. The decisions made may impact all property values within Terwillegar Towne, and annual fees will double if residents choose to move ahead with additional services many have requested. YOUR VOTE is the only way you can influence the outcome.

  • Membership is automatic and mandatory for every property within the TTRA boundaries.

Each titled property is entitled to one vote on all motions presented at this meeting, and also on elections to the Board. If you cannot attend the AGM in person, you can still vote by proxy. Watch the mail for your full meeting package arriving early in September. This mailout will provide an advance look at the financial statements and other reports, suggested changes to the TTRA mandate and services, proxy voting forms and facts on electing new directors.

IMPORTANT DETAILS:

    Date: Wednesday, September 29, 2010
    Time:  7:00 PM
Place:  Holy Trinity Riverbend Church (1428 - 156 Street)
    Contact:  Gail Chekowski at (780) 448-4984 ext.#330
Be prepared to present your questions and opinions - and exercise your vote!

AGM packages will be sent to every “occupied” street address within the TTRA boundaries, with the name of the last known owner. If you receive one addressed to a different name than the current owner, do not send it back! Open it - and contact property manager Gail Chekowski right away. If you do not receive one at all by September 15th, call Gail to ensure you are properly registered.

Your home is your greatest investment. Protect your interests – be informed, have your say, and vote!

At our Town Hall Meeting in April, the TTRA announced it had initiated legal action against Carma Developers, to protect the interests of homeowners within its boundaries. Key issues presented included the sorry state of landscaping on various properties throughout Terwillegar Towne, and the lapse in adherence to architectural guidelines initially required by the developer. Things have moved forward on these and other issues since then. A detailed update will be given at the AGM.

Speaking of landscaping, this is just a friendly reminder to take care of the grass, weeds and trees on and around your property. Under Community Standards Bylaw #14600 homeowners are responsible for boulevards and any other strips of land adjacent to your property (don’t forget that bit behind your fence). Visit www.edmonton.ca/bylaws-licences.aspx for full details on your responsibilities under City bylaws.

The TTRA Board of Directors is comprised entirely of resident volunteers who care deeply about our community. The Board is in urgent need of new volunteers in a number of capacities. There are two immediate openings for Directors. In addition, we will need new volunteers to replace those who are stepping down at the AGM, as their terms are complete. We are especially in need of people with some expertise in communications, policy making and landscaping issues, or with some knowledge of financial reporting. Please visit the TTRA website for detailed Board position descriptions.

Everything you need to know about the TTRA is online at www.terwillegartowne.org. You’ll find essentials about the association, a map of its boundaries, contact details and information about the Directors – who look forward to meeting you on the 29th!
